Project Overview
This significant project involved the demolition of an existing aged care facility (Stage 1A), followed by the construction of a new 60-bed Retirement Aged Care Facility (Stage 1B) and an 8-chair Dialysis Facility (Stage 1C). Muller Partnership has had a long-standing relationship with The Bays Aged Care, and this complex project required meticulous planning due to its location on an operational aged care and dialysis site. We collaborated directly with the Project Manager, Architect, and The Bays’ representatives to determine an effective project staging strategy. We also provided up-to-date Cost Plans at each stage, enabling The Bays to maintain budget control throughout the project.
The site presented several latent conditions, including substantial asbestos contamination in the existing aged care wing. Muller Partnership conducted a thorough review of all consultant reports to properly assess and integrate these risks into our cost planning. We also provided detailed assessments of contractor claims related to the asbestos removal process, ensuring financial transparency and accuracy.
Results
Through diligent cost planning and proactive management, Muller Partnership ensured the project was successfully tendered to a head contractor within budget. The construction of the new Retirement Aged Care Facility and Dialysis Centre was completed on time and within the allocated financial parameters, delivering a vital healthcare resource to the community.
