- Project Overview - 

The project involved the alteration of the existing City of Newcastle Administration offices to the construction of a hotel development consisting of 130 No. rooms’, including the construction of two additional floors and altering the existing floors to suit the new hotel development. The project delivers Newcastle's first 5-star hotel, and breathtaking Romberg's bar and Roundhouse restaurant.

Challenges and Solutions

The project required a quantity surveyor to be more than just a cost estimator. The Kingsley Hotel alterations project was unique, complex and demanding due to issues comprising of early work contract mines grouting, heritage requirements for the existing lobby and façade, upgrading the existing dilapidated building’s furnishes within its existing envelope and works below ground level being impacted by the neighbouring Newcastle Harbour. Muller Partnership ensured we were proactive versus reactive and worked alongside with the client, architect and builder to ensure its successful completion.

Results

The Newcastle, CBD area is a known hotspot for mine subsidence. Muller Partnership worked closely with the early works and head contractor to ensure all risks were identified, rectified and mitigated both from a structural standpoint and cost perspective.

Crystalbrook and the collective design team were very satisfied with Muller Partnership’s ability to adapt in the face of compressed timeframes, ever-changing scope due to further onsite investigations and the ability to manoeuvre complex contractual negotiations in the construction phase to enable the projects successful delivery.
